Hayesbank B&B, Kent
This was a great deal, which was totally a new diversification and gave us a new perspective. This deal has been chosen as the finalist for the “DEAL OF THE YEAR” category and “SERVICE ACCOMODATION OF THE YEAR” category by the UK Property Investors Awards 2017. We are waiting for the awards nights to know the final results.
Hayesbank was running as a B&B in a dilapidated condition. It was originally, purchased to be converted into 13-bed HMO. However, the council wanted us to run it as a B&B due to local demand and we are successful in our totally new venture.
It has provided a large operational potential with low risk, the ROI of 35% and the purchase ROE of app. 62%
